Home Sales in July
The Greater Rochester Association of REALTORS® (GRAR) is reporting on the market statistics in the Greater Rochester and Finger Lakes region for the month of July.
This past month there was a 7 percent decrease in monthly closings and an 8 percent decrease in homes listed for sale as compared to July of 2007 according to statistics released by the Genesee Region Real Estate Information Service (GENRIS), the information subsidiary of GRAR. The median sale price for our area jumped 5.7 percent to $124,750 from last month and is down just 1 percent compared to July of last year.
While the Greater Rochester market is down slightly when comparing it to three consecutive record-breaking years locally, taking this into consideration along with what has happened to the national market just goes to show how strong Rochester housing really is. With that said, towns locally in Monroe County, particularly the West side, have experienced an increase in number of closings in July from this year to 2007. Among them are the Towns of Gates, Parma, Ogden and Sweden all up in sales over 20 percent; the Town of Irondequoit also experienced an increase of 18.8 percent in number of closings in July 2008 from July 2007.
The surrounding counties of the Greater Rochester MSA, specifically Yates and Wyoming counties, continue to show positive activity in regards to year-to-date monthly closings with increases of 33.3 and 18 percent respectively.
The real estate market for the Greater Rochester and Finger Lakes region is unique in that while we may not experience the housing booms that have occurred elsewhere, we are also fortunate that we do not experience the dramatic decreases in sales either, as other parts of the country currently are. Interest rates remain low and real estate is definitely local. It’s still a good time to buy in the Rochester area.
